Rentarly Terms and Conditions
Last updated 16 October 2026
Effective date: 16 October 2026
These Terms are an agreement between you and NeoClear Labs, a partnership firm, 2, Floor-0, Plot-90, 8, Manek Mahal, Veer Nariman Rd, Churchgate, Mumbai – 400020 ("Rentarly", "we", "us"). They cover your use of the Rentarly website, web app and related services at https://rentarly.com (the "Services"). By creating an account or using the Services, you agree to these Terms and to our Privacy Policy. If you do not agree, do not use the Services.
1. What Rentarly does
Rentarly is software for property owners in India to record properties, owners, tenants, rent and leave-and-licence agreements, rent and deposit payments, expenses, property tax, and TDS/GST figures, and to share a tenant portal with their tenants.
2. What Rentarly does not do
- We are not a party to any rental. We are not a landlord, tenant, broker, estate agent, property manager or legal or tax adviser. Any agreement between an owner and a tenant is between them alone.
- We do not handle rent. Rent, deposits and other money between owners and tenants are never paid through, held by or settled by Rentarly. Payments shown in Rentarly are records entered or uploaded by users.
- We do not verify users, properties or documents. We do not check anyone's identity, title, KYC or the authenticity of documents.
- We do not give advice. TDS, GST, rent schedules and reports are calculations to help you. They are not tax, legal or financial advice. Check them with a professional before relying on them.
- We do not accept or decide disputes between owners and tenants.
3. Eligibility
You must be at least 18, able to enter a binding contract under Indian law, and, for an owner account, hold a valid PAN. PAN is collected and stored encrypted, as described in the Privacy Policy. If you use Rentarly for a company, firm, HUF, family or another person, you confirm that you have authority to bind them.
4. Accounts and roles
- Sign-in. Accounts are created and signed in through our authentication provider, Clerk. Keep your sign-in details secure. You are responsible for everything done through your account. Tell us at support@rentarly.com straight away if you suspect misuse.
- Owners create properties, tenants and records. An owner may add up to 4 helper accounts and is responsible for what those helpers do.
- Tenants join through an owner's invite and can see their own lease and payment records and record or upload their payments. A tenant's access depends on the owner's account and may end when the owner removes the tenant or closes the account.
- Give accurate information and keep it up to date.
5. Plans, free trial and payment
- Plans. Paid yearly plans start at ₹8,899 a year. The price depends on the number of properties and the rent amount, as shown on https://rentarly.com/pricing. Listed prices are final: no GST or other tax is added.
- Free trial. New owner accounts get a 1-month free trial with all features. No card or payment details are needed to start the trial, and you are not charged automatically when it ends. To keep using the Services after the trial, choose a paid plan.
- Payment. Fees are paid in advance through our third-party payment gateway, Cashfree Payments (cashfree.com), under the gateway's own terms. We do not store full card or UPI credentials.
- Renewal. Paid plans run for one year and renew automatically for another year at the then-current price, using your authorised payment method. We will remind you before each renewal. You can cancel at any time before the renewal date to stop it.
- Price changes. We may change prices for future terms and will tell you at least 30 days before your renewal.
- Taxes. Listed prices are final. Rentarly does not currently add GST.
- Late or failed payment. If payment fails, we may limit your account to read-only access until it is paid.
6. Cancellation and refunds
- You can cancel at any time by emailing support@rentarly.com. Cancelling stops the next renewal. You keep access until the end of the term you have paid for.
- Refunds: if you cancel during a paid term, we refund the unused part of the fee pro rata (by remaining full months).
- Approved refunds are paid to the original payment method within 7–10 working days.
7. Automated document reading
Rentarly can read uploaded agreements, tax bills and payment proofs using an AI service provider (OpenAI) and suggest entries such as names, amounts, dates and references. Automated reading can be wrong or incomplete. You must check every suggested entry before relying on it. Rentarly is not responsible for errors in extracted data, or for decisions you make based on it.
8. Auto-approve of payments
Owners can choose to turn on auto-approve. Payments are then recorded as approved without manual review. For tenant uploads, this happens only when a payment date is read and confidence is high. Auto-approve is off unless you turn it on. Once you turn it on, you accept that payments may be recorded wrongly, as duplicates, or from documents that are fake or altered. You are responsible for reviewing and correcting your records. You can turn auto-approve off at any time.
9. Your content and data
- Ownership. You keep all rights in the data and documents you or your tenants add ("Your Content").
- Licence to us. You give Rentarly a non-exclusive, royalty-free licence, for India and worldwide where our providers operate, to host, store, copy, process, transmit and display Your Content. This is only to provide, secure and improve the Services, as described in our Privacy Policy. The licence ends when Your Content is deleted, apart from backups and legal-retention copies, which are deleted on their own schedule.
- Your responsibility. You confirm that you have the right and any consent needed to upload Your Content, including personal data of tenants, co-owners and others, and that doing so is lawful.
- KYC and sensitive documents. Do not upload full Aadhaar numbers, biometric data, bank passwords, card numbers or UPI PINs. Mask Aadhaar numbers (show the last 4 digits only) before you upload, and keep only what you need. Rentarly is not a KYC or identity-verification service.
- Export and deletion. Owners can delete records in the app. Until self-service options exist, account deletion and data export requests can be made by email to support@rentarly.com. After an account is closed, data is deleted within 6 months, as set out in the Privacy Policy.
- Backups. We take reasonable steps to keep data safe but do not guarantee against data loss. Keep your own copies of important documents.
10. Acceptable use
You must not:
- upload content that is unlawful, fraudulent, defamatory, infringing, or that you have no right to share;
- upload fake or altered agreements or payment proofs, or use Rentarly to harass, mislead or defraud anyone;
- invite people, or add their data, without proper authority;
- try to get into other accounts or our systems, probe or break security, or get around access limits;
- scrape, reverse engineer, overload or disrupt the Services, or use bots except through interfaces we provide;
- resell, sublicense or offer the Services to third parties without our written permission;
- upload malware, or use the Services in breach of the IT Act, 2000, the DPDP Act, 2023 or any other law.
11. Intellectual property
The Services, software, design, the Rentarly name and logo, and all related intellectual property belong to NeoClear Labs or its licensors. We give you a limited, non-exclusive, non-transferable, revocable right to use the Services under these Terms. If you send feedback or suggestions, for example through the in-app suggestion box, we may use them freely and without paying you.
12. Third-party services
The Services rely on third parties, including Clerk (sign-in), OpenAI (document reading), Hostinger (hosting, India) and Cashfree (payments). Their services are governed by their own terms. We are not responsible for their outages or actions, beyond our obligations under applicable law.
13. Intermediary note
To the extent Rentarly stores or transmits content provided by users, it acts as an intermediary under the Information Technology Act, 2000 and the Information Technology (Intermediary Guidelines and Digital Media Ethics Code) Rules, 2021. We may remove or disable access to content that breaches these Terms or the law, including when we receive a valid order or notice. Complaints about content can be sent to the Grievance Officer named in the Privacy Policy.
14. Availability and changes to the Services
We aim to keep the Services available but do not promise that they will run without interruption or errors. We may change, add or remove features. If a change significantly reduces a paid feature during your paid term, we will tell you, and you may cancel for a pro-rata refund.
15. Disclaimers
To the extent permitted by law, the Services are provided "as is" and "as available", without warranties of any kind, whether express or implied, including warranties of fitness for a particular purpose, accuracy and non-infringement. This applies in particular to automated reading, calculations, reports and reminders.
16. Limitation of liability
To the extent permitted by law:
- Rentarly is not liable for indirect, incidental, special or consequential losses, or for loss of profit, rent, data or goodwill.
- Rentarly is not liable for disputes, defaults, unpaid rent, deposits or other dealings between owners, tenants or other users.
- Rentarly's total liability for all claims relating to the Services is limited to the fees you paid to Rentarly in the 12 months before the claim arose. If you have paid no fees (for example during the free trial), it is limited to ₹1,000.
Nothing in these Terms limits liability that cannot be limited under Indian law.
17. Indemnity
You will indemnify and hold harmless NeoClear Labs, its partners, directors, employees and contractors against claims, losses, liabilities and costs (including reasonable legal fees) arising from:
(a) Your Content, including personal data you upload without authority;
(b) your breach of these Terms or the law;
(c) your dealings with tenants, owners or other third parties; or
(d) misuse of your account.
18. Suspension and termination
- You may stop using Rentarly and close your account at any time (Section 6).
- We may suspend or end your access, with notice where reasonable, if you breach these Terms, do not pay, create legal or security risk, or if the law requires us to. If we end your access without cause, we will refund the unused part of any prepaid fees.
- After termination, your right to use the Services ends. Your data is handled under the Privacy Policy (deleted within 6 months). Sections 2, 9 (licence only until deletion), 11, 15, 16, 17, 19 and 20 continue to apply.
19. Governing law and disputes
These Terms are governed by the laws of India. The courts at Mumbai, Maharashtra have exclusive jurisdiction. There is no arbitration. Before going to court, both sides will try to settle the dispute in good faith for 30 days after written notice to support@rentarly.com.
20. General
These Terms and the Privacy Policy are the whole agreement between you and us about the Services. If any part is found unenforceable, the rest still applies. If we do not enforce a right, we do not give it up. You may not transfer these Terms without our consent. We may transfer them as part of a merger, acquisition or sale of assets. Neither side is liable for delays caused by events beyond its reasonable control.
21. Changes to these Terms
We may update these Terms. We will post the new version with a new "Last updated" date. If the changes are significant, we will notify you by email or in the app at least 15 days before they take effect. If you keep using the Services after that, you accept the new Terms. If you do not agree, cancel before they take effect.
